Necochea Sets Base Price for Casino Theatre Auction

The measure forms part of the local government’s wider process to restore the historic complex while preserving the property’s cultural purpose.

News Details

The starting price was established after Banco Provincia completed an official valuation of the site at ARS 575.7 million, approximately USD 385,300.

For valuation purposes, the property was considered to be land without improvements due to its current condition, which reflects decades of deterioration and damage caused by a fire in 2020.

The established amount will serve as the auction base and will not necessarily represent the final price, as interested parties may submit higher financial proposals. The property will be awarded to the highest bidder.

Industry Context

The sale will not change the planning designation of the parcel. Under municipal regulations, the property must retain its authorised use as a theatre.

The base price was established following the 10 June auction of other parcels within the Necochea Casino Complex.

Parcels A, B1, B2, B2.1 and B2.2 were awarded to A Toda Vela Mar S.A. for ARS 4.878 billion, in a transaction subsequently approved through a municipal decree.

The successful bidder has already taken possession of those sections and may begin conservation, maintenance, improvement and restoration work.

The future auction of the former Auditorium Theatre is intended to attract private investment without changing the cultural purpose assigned to the property.

The process seeks to restore a site regarded as part of Necochea’s architectural, urban and cultural heritage while supporting the wider redevelopment of the Casino Complex.
